Buying a home from property developers may or may not have its advantages. Developers can offer newly built housing as well as fully renovated properties. “Shell and Core” and “White Wall” are similar terms, where the property is offered for purchase structurally completed without finishes, which basically means the property is without flooring, tiling, painting, sanitary fittings and internal doors. In the case of "White Wall", the stuccoed brick surfaces are covered with paint or drywall and paint.
Property offered in a "Fit-out" design means the construction and technological work taking place before the actual installation of the interior elements. Thus, client changes can be worked out during the construction process to meet the client's requirements and needs.
Therefore, if the buyer does not require any changes, the apartment will be handed over equipped as specified in the basic information materials of the development project. Otherwise, the developer offers the client the possibility to customize the property according to their wishes, but taking into account the possibilities and offers of the contractor’s dealers. In this case, we’re talking about a client’s change, which is charged and will be reflected in the purchasing price. The changes may concern the materials, accessories, the layout of the property or small structural modifications such as internal wiring.
For a client’s change, developers charge an administrative processing fee according to the extent of the changes made, the fee for the actual implementation of the changes and the price of the newly selected materials from the contractor’s dealer.
Acquiring a new property in either case can have its pros and cons, but both options can make for an ideal custom home. A "Fit-Out" offer may seem an appealing and carefree option, where everything is arranged and selected through the developer, but with a contractor's range of offers and an increase in the purchase price. Conversely, when buying a Shell and Core or White Wall standard property, you have the opportunity to choose the materials and internal fittings without any restrictions and within your financial means. You have to take into account finding your own construction company and possibly an architect to make the necessary changes. Even these changes can add unexpected costs to your new investment.
